Tax Year 2017 (Apr 2017 thru Mar 2018):  The city council approved the FY2018 budget on Wednesday, May 3, 2017, that is estimated to result in a tax rate of $26.59/$1K assessed value.  It must be understood, however, that the actual property taxes for the tax year will depend on any assessment adjustments and the final tax rate set by the NH State Department of Revenue Administration this coming autumn.  Stay tuned.

 

 

Tax Year 2016 (Apr 2016 thru Mar 2017):  Tax 

assessment changes are varied and are 

between -0.15% (-$200) and 2.88% ($4K); the average was 2.73% ($3,673.20) and the mean was 2.80% ($3.8K.)  T

he average unit value is now $138,525 and the median value is $139.6K.  The city property tax rate is down 1.2% from $26.61 to $26.29.  The average unit gross property tax is $3,641.20 and the median gross tax is $3,670.08.      


Tax Year 2015 (Apr 2015 thru Mar 2016):  Tax 

assessments increases are varied and are 

between 4.12% ($5.4K) and 10.24% ($12.9K.)  T

he average value is now $134.8K and the median value is $135.8K.  The city property tax rate is up 2.3%, from $26.01 to $26.61.  The net result is an increase in gross property taxes of between 6.52% ($222) to $3,507.20 and 12.78% ($419) to $3,807.89, depending on the unit's final assessed value.   


Tax Year 2014 (Apr 2014 thru Mar 2015):  Typical (95 of 100 units) tax assessments have increased 2.11% from $123.4K to $126K and the city property tax rate is up 0.15% from $25.97 to $26.01; the net result is a 2.26% ($72.56) increase in gross property taxes, from $3,204.70 to $3,277.26.


Tax Year 2013 (Apr 2013 thru Mar 2014):  Unit tax assessments have not changed and remain (on average) at $123.4K and the city property tax rate is up 1.76% from $25.52 to $25.97; the net result is a 1.76% ($55.53) increase in gross property taxes, from $3,149.17 to $3,204.70.


Tax Year 2012 (Apr 2012 thru Mar 2013): Unit tax assessments are down 1.6%, from $125.4K to $123.4K and the city property tax rate is up 1.6% from $25.12 to $25.52; the net result is an almost negligible decrease in gross property taxes, from $3,150.05 to $3,149.17.

Tax Year 2011 (Apr 2011 thru Mar 2012): Unit tax assessments are down 6.7%, from $134.4K to $125.4K, and the city property tax rate is up 5.8%, from $23.75 to $25.12; the net result is a 1.3% ($41.95) decrease in gross property taxes, from $3,192.00 to $3,150.05.

 

Tax Year 2010 (Apr 2010 thru Mar 2011): Unit tax assessments are down 10.6%, from $150.4K to $134.4K, and the city property tax rate is up 1.8%, from $23.33 to $23.75; the net result is a 9.0% ($316.84) decrease in gross property taxes, from $3,508.84 to $3,192.00.

 

Tax Year 2009 (Apr 2009 thru Mar 2010): Unit tax assessments are down 7.3%, from $162.3K to $150.4K, and the city property tax rate is up 10.6%, from $21.10 to $23.33; the net result is a 2.5% ($84.31) increase in gross property taxes, from $3,424.53 to $3,508.84.


Tax Year 2008 (Apr 2008 thru Mar 2009): Unit tax assessments are down 6.5%, from $173.6K to $162.3K, and the city property tax rate is up 7.5%, from $19.63 to $21.10; the net result is a 0.5% ($16.76) increase in gross property taxes, from $3,407.77 to $3,424.53.
